Description
of Phases
The client's understanding of the
scope of this process adds to our architect/client operating efficiency.
We adhere to the American Institute of Architects contract documents,
which offer agreements that outline a reliable, time-proven process
to insure a timely completion and satisfactory resolution.
Schematic Design requires
a set of base drawings, which depict the existing site, any buildings,
utilities and services. With completed base drawings, a preliminary
design is proposed, in plan and elevation drawings. Client review
meetings determine specific project requirements as the evolving
design is established. This phase is completed when the design,
the scope of work and rough budget has been defined. With residential
projects this represents 25% of architectural services.
In Design
Development the design parameters are submitted for specific
reviews: Home Owner Association (CC&R compliance), the municipal
building department (planning, zoning conformance, preliminary plan
check review), and city council hearings (for variances if required).
This phase represents 20% of architectural services.
In Construction
Documents we clarify in detail the specific requirements for
construction. All drawings are combined into a document set (building
instructions for permit application) and construction bid proposals.
The architect files construction permit application forms and submits
construction documents for permit. This phase represents 40% of
architectural services.
The Bid
Negotiation phase solicits construction bids from invited contractors,
assists the client in preparing the bid information, provides negotiation
of provisions between client and contractor, and assists in the
award of the contract to a specific general contractor. This represents
5% of architectural services.
Construction Observation
services involve the architect assisting the general contractor
in resolving question to design intent as construction progresses.
Depending upon the type of contract agreement, a periodical review
of the work is made by the architect in visits to the site at intervals
appropriate to each stage of construction.

Construction Management Services
ArchWork offers comprehensive construction management
services, in which architect-initiated payments to the contractor
and strict project schedule control measures are more rigorously
defined. This is an independent contractual agreement, separate
of standard architectural services. The fees for a construction
management contract range from 15-20% of construction costs.
